Facilities Maintenance Manager

Job Description

Maintains and oversees the company’s grounds, buildings and equipment to ensure that the workspace is clean, safe, compliant, functional effective and viewed as a world-class facility.

 

Core purpose of my role & what decisions I’m empowered to make

  • Responsible for effective cost and operational administration, of the premises upkeep and enhancements, through efficient resource, asset and contract management. Ensuring that regulatory and environmental requirements are delivered, change management is effectively communicated, service and equipment availability is uninterrupted and long-term needs are planned and budgeted for.


Reporting Structure

  • This role will sit within the RS Americas Operations function and report to the Sr Director of Distribution and Logistics
  • The role will have a Supervisor, with an overall headcount responsibility of c10 employees


Budget

  • c$3-5m annually from control of labor resources, contract and utilities management, and capital investments.


Key deliverables for my role

Lead the facilities function through;

  • Provide leadership, support and empowerment to their team, ensuring they have the required skills, knowledge and tools, to effectively perform their duties and progress within their roles.
  • Proactively walk the premises to engage and understand internal customer needs, to validate world-class standards are achieved and ensure alignment with the strategic needs/commitments of the business.
  • Ensure efficient operating, cleanliness and compliance of all equipment and services within the distribution center, offices and facility grounds.
  • Organize and plan effective routines to handle day-to-day activities, preventative maintenance tasks and capabilities to resolve any emergencies that may arise.
  • Identify, coordinate and implement opportunities to reduce waste, cost or energy consumption, and/or improve operating efficiencies, environments or growth capabilities.
  • Provide a clean, secure, safe and healthy working environment, adhering to all company policies and, regulatory, compliance and environmental requirements.
  • Represent the company in a professional, enthusiastic and positive manner.

Experience and Skills

Essential:

  • 5+ years managerial experience of leading a facilities function within a large scale industrial/commercial service orientated or manufacturing environment.
  • A strong business acumen and understanding of industry, local and state regulatory and compliance requirements associated to a high service operation.
  • Extensive electrical maintenance experience with expert knowledge of BMS, HVAC, generators, fire protection, plumbing and mechanical systems.
  • An understanding of building construction and integration networks, and proficiency with design specifications and drawings.
  • P&L budget and contract management skills, and scheduling and forecasting of maintenance tasks and long-term installations.
  • Effective project planning and delivery skills, ability to problem solve, prioritize actions and deliver step-change performance through others.
  • Highly developed influencing and communication skills, with capability to develop talent and build employee engagement.
  • Must have strong teamwork, organizational, and analytical skills, with a practical knowledge of using presenting and analyzing tools and applications.
  • Strong work ethic, passion and appetite for change and improvement.


Desirable:

  • Knowledge of conveyors, controls, PLCs and automated equipment
  • Experience of successfully leading transformational change.
  • Educated to degree level or equivalent within foundation degree or related qualification in management, engineering, or business studies.
